No hot water throws off the whole house. The good news is that many problems have a clear cause, such as a worn part, a tripped switch or a tank full of sediment. We find the cause first, then tell you if a repair makes sense or if the heater is near the end.

Signs you need water heater repair

Most water heater trouble shows up in one of these ways. Note what you see and hear before you call.

  • Often a failed heating part, a pilot or igniter issue, or a tripped breaker. The cause depends on the fuel type.
  • A worn heating part, a bad thermostat or a tank full of sediment can all cut the hot water.
  • That noise is water boiling under a layer of sediment and scale at the bottom of the tank.
  • If only the hot side is rusty, the tank or its anode rod, a metal rod that slows rust, may be worn.
  • A leak may come from a valve or fitting, which can often be fixed, or from the tank itself.
  • This is common with well water. It can come from the anode rod reacting with the water.
  • Many tankless heaters show codes for scale, flow or ignition. Write the code down before you call.

Why Valley Heaters Rumble

Valley wells mostly draw from limestone, so the water is often hard. Heat pulls the minerals out as scale, which settles in tanks and clogs tankless units. That is why rumbling tanks and short hot water are common problems. Treated water protects the heater, which is why repair and water treatment go together here.

Wells around Dayton, Timberville and Mount Jackson can also carry iron and sulfur, which can stain hot water or cause a rotten egg smell. Winter is hardest on heaters, since cold water makes them run longer. A failing part often gives out on the first cold snap of the year.

  • Hard water scale is a common cause of rumbling tanks.
  • Well water with sulfur can make hot water smell.
  • Cold snaps often expose a heater that was already struggling.

Common Questions

What should I do if my water heater is leaking in Harrisonburg?

Turn off the cold water valve above the heater. As general advice, shut off its power at the breaker, or turn a gas control to off. Keep children and pets away from the hot water. Then call us Monday to Friday, 8am to 5pm, or leave a message.

Is it worth repairing a water heater or should I replace it?

It depends on the problem and the heater's age. A valve, thermostat or heating part can often be repaired. A leak from the tank itself usually means it is time to replace it. We explain what failed and both options before you decide.

Why does my hot water smell like rotten eggs on a Valley well?

Often the anode rod, a metal rod inside the tank, reacts with sulfur or bacteria in well water. That makes the smell, mostly on the hot side. A different anode rod or well water treatment can help. We can look at the heater and test your water.

Frequently Asked Questions

Not every one. Tell us the brand and we will tell you if we can service it. Some parts are easy to find and some are not. If your heater is a brand we cannot help with, we will say so up front so you can plan your next step.

Our hours are Monday to Friday, 8am to 5pm, and we are closed on weekends. If you call after hours, leave a message and we will call you back. Until then, turning off the water and power to a leaking heater can limit damage.

Rumbling or popping usually means sediment and scale have built up on the tank bottom. Water trapped under the crust boils and bursts through. Flushing the tank may help if it is caught early. Hard valley water makes this more common, and a softener can slow it.

Common causes are a worn heating part, a thermostat set too low or failing, or a tank half full of sediment. On a tankless unit, scale or low flow can do it. We find the cause before we suggest a fix, so you only pay for what is needed.

Most small repairs do not, but replacing the heater may need a permit. Check with your county or city building department, such as Rockingham County, Shenandoah County or the City of Harrisonburg. Rules can change, so ask before the work is scheduled.
