First we look at the old heater and how your family uses hot water. Then we help you pick the right size. We can also run a free basic water test, because hard valley water leaves scale that wears a new tank out early. You get a quote before any work starts.

Most homes only replace a water heater a few times. When the time comes, it helps to get the size right and to know what wore the old one out. In much of the valley, the answer is hard water. That is why a water treatment company is a good fit for this job.

Signs you need water heater installation & replacement

A tank rarely fails without warning. These signs tell you it may be time for a new one.

  • A leak from the tank itself usually means the inside has rusted through. Tanks cannot be patched once that happens.
  • If only the hot side looks rusty, the tank lining may be failing. A repair visit can confirm it.
  • Scale and sediment fill the bottom of the tank and take up space that should hold hot water.
  • Manufacturer tank warranties vary by model. The label on your tank often shows the age.
  • More showers and more laundry can outgrow a small tank. A larger size may fit how you live now.
  • Both point to hard water. The same scale on your faucets is building up inside the heater.

If your tank is leaking or too small, call us about water heater installation, Monday to Friday, 8am to 5pm. Call (540) 830-7963

Hard Water and Tank Life

Valley wells mostly draw from limestone, which makes water hard. When hard water is heated, the minerals drop out as scale, a hard chalky crust. It settles on the bottom of the tank and coats heating parts. The heater then works harder and wears out sooner. Treated water helps protect the new tank.

Town water in Harrisonburg or Bridgewater meets safety standards, but hardness is not a safety issue, so it can still leave scale. Winter is hard on tanks, since cold inlet water makes them run longer. Water heater replacement may need a permit; check with Rockingham County, Shenandoah County or the City of Harrisonburg.

  • Limestone wells make hard water that scales tank bottoms.
  • A softener before the heater can help the new tank last.
  • Check with your county or city about water heater permits.

Common Questions

Do I need a permit to replace a water heater in Rockingham County?

It may need one. Check with your county or city building department, such as Rockingham County, Shenandoah County or the City of Harrisonburg. Rules can depend on the fuel type and whether anything changes. Ask before the work is scheduled so there are no surprises.

Why do water heaters wear out early in the Shenandoah Valley?

Hard water is a big reason. Much of the valley draws water from limestone, and heated hard water leaves scale in the tank. Scale and sediment make the heater work harder and can shorten its life. Treating the water before it reaches the heater helps.

What size water heater does a family of four need?

It depends on how your family uses hot water at the same time. Back to back showers, a dishwasher and laundry all add up. Fuel type matters too, since some tanks heat water back up faster than others. We look at your home and habits before we suggest a size.

Frequently Asked Questions

Water heaters run on gas, propane or electricity, and each needs a different setup. Ask us which fuel types we install for your home. We can look at your current heater and your space, and tell you what makes sense before we give you a quote.

Softened water can help. Hard water leaves scale on the tank bottom and heating parts, and that makes the heater work harder. A softener removes most of the hardness before it reaches the tank. We install softeners too, so we can look at both at the same visit.

Ask us when we give you the quote, and we will tell you how we handle the old tank. Before any swap, the old tank is drained so it can be moved. Let us know about stairs or tight spaces on the way out.

Manufacturer tank warranties vary by model. Some cover the tank longer than others, and parts may have their own terms. Ask us about the warranty on the heater you choose, and keep the paperwork and install date somewhere easy to find.

Many makers suggest draining a few gallons from the tank on a regular basis to clear sediment. In hard water areas, this matters more. Check your heater's manual for its advice. We can show you where the drain valve is when we finish the install.
